Arrangement of the site and the economic zone of the dacha - architect's advice
HOW TO IMPROVE THE PLOT - RULES FOR DEVELOPING HOUSEHOLDS. ZONES
CLOSE to the house should be located summer kitchen and cellar. Nearby there may be a special room for the processing of garden products. By the way, the cellar is placed both in a separate building and in the basement under the house. Here we also recommend equipping a pantry for fuel.
Animal farm with a walking area - usually at the back of the site. If its buildings are blocked with a residential building, they must be isolated by at least two utility rooms or a system of vestibules. Fruit trees, berry and ornamental shrubs should be planted between the barnyard and the house.
Buildings of periodic use - a bathhouse, a workshop - are best placed in the depths of the site. The garage can be combined with the house, utility rooms, or separated into a separate building.
Attention should also be paid to such elements of the arrangement of the backyard plot as covered passages connecting the residential building with various buildings, as well as special canopies that protect certain parts of the yard from precipitation and complete the overall composition of the estate complex. Covered passages connect the most important and constantly used outbuildings with the economic exit from the house. A detached garage and a well can also be included in the overall system of galleries and sheds.
On the site it is necessary to provide a recreation area. As a rule, it borders on a garden and decorative plantings. So-called small architectural forms can be placed here: a gazebo, sheds, pergolas, a table, benches, an open fireplace or a specially equipped hearth. The recreation area also includes a sports ground for children's games, a retaining wall, a small decorative pond, flower beds, lawns and rock gardens are arranged here, and decorative shrubs are planted. It is desirable to connect this zone with the summer premises of the house - a veranda, terraces.
Artistically designed outdoor recreation areas enrich the territory of the estate, emotionally saturating the space. And here it is important to maintain the overall large-scale structure, to try to use uniform building and finishing materials in order to create an integral architectural and spatial composition of the estate.
1. General view of the house 2. View of the house from the main entrance
With the help of various kinds of retaining walls, low decorative hedges made of natural stone or wood, groups of stones or shrubs, it is possible to distinguish in the general structure of the estate an entrance area, a recreation area, and a utility yard. It is also expedient to divide neighboring land plots not with a fence, but with a hedge of ornamental shrubs.
The residential building itself is recommended to be located at some distance from the street sidewalk. A front garden is usually arranged between the house and the street, where flowers and ornamental shrubs are planted. This allows you to reduce the noise level, protect the premises of the house from street dust, protect the territory of the site from prying eyes. It is advisable to place an orchard behind a residential building and to the side of it, so that the windows of the living room and bedrooms overlook this green area.
BUILDING a site, you need to think about the sequence in which to build outbuildings, plant green spaces, and improve the territory. And here I bring to your attention the project of a two-story three-room logged manor house, which, perhaps, will make it easier to solve this difficult task.
The project (architects A. I. Prokhorenko and P. N. Denisov) is based on the idea of growth of the estate “organism”, popular in Russian folk architecture. During the implementation of the project, a phased development of the land plot is envisaged with the possibility of gradual development of the estate complex. That is, the estate "grows", and its residential core remains unchanged.

In this case, the organization of the estate complex can be started by dividing the site into the main functional zones. At the first stage, it is necessary to mark the boundaries of the garden and vegetable garden, plant fruit trees, fruit and ornamental shrubs, and proceed with the construction of a residential building.
3. Plan of the house at the first stage of development
At the second stage, you can do further arrangement of the site. First of all, it makes sense to equip a parking lot for a car, highlighting it with low stone or brick walls and covering it with a wooden pergola or a light roof. It is advisable to connect the parking lot with the house with the same pergola, making a platform for recreation under it. At the same time, it is worth expanding the barn by attaching a bathhouse to it, and organizing a small utility yard between the utility block and the parking lot.
4. View of the house from the site (the final stage of development)
At the third stage, which basically completes the formation of the estate, the parking lot should be converted into a garage, connecting it to the house with a double-sided veranda. A workshop or storage room can be attached to the garage at the back. Developing further the block of outbuildings, it is rational to connect it with the garage with an extended canopy in order to equip a covered utility yard under its protection.
Stages of building a personal plot:
1 - residential building; 2 – open car park; 3 - barn; 4 - covered parking for the car; 5 - utility yard; 6 - bath; 7 - entrance to the garage; 8 - covered utility yard
Thus, at the final stage, almost all residential, utility and service buildings of the estate will be combined into an integral and convenient complex.
In the architectural and planning solution of the house, the principle of vertical zoning is applied: two bedrooms (each for 2 people) are located on the second floor, the first floor is occupied by the premises of the "day" zone. At the entrance there is a bright front hall from where you can get into the common room (living room) and the kitchen. In the front area there is also a toilet with a washbasin, and mezzanines are arranged above the entrance to the kitchen. The kitchen communicates with the common room through a transmission window, near which there is a dining table. From the living room you can go out to the open terrace overlooking the garden and to the veranda. A wooden staircase leads to the second floor, to the sleeping area, under which there are built-in wardrobes and a utility pantry.
Options for solving the main entrance to a country house
Such a house could become both a country dwelling for a small family, and a good dacha - the second home of a city dweller.
